In July, EQC managed projects of different scales and scopes: the management of a logistics complex in Guarulhos that was part of a BRL 1.435 billion transaction, the start of construction on the new Atlas Copco Group facility in Itu, São Paulo, and the technical oversight of a logistics development in Cajamar. TRXF11 | Logistics Complex in Guarulhos Acquired for BRL 1.435 Billion

The TRXF11 real estate investment fund, managed by TRX Investimentos, announced the acquisition of a logistics complex in Guarulhos, São Paulo, for BRL 1.435 billion, marking the largest transaction in the fund’s history. The asset consists of three AAA-standard logistics warehouses, two of which are occupied by Mercado Livre, in one of Brazil’s leading logistics hubs.

EQC provided technical management throughout the asset’s entire real estate development cycle, contributing to the delivery of a development that now forms part of one of the largest transactions in Brazil’s logistics real estate market. The project was developed by Matriz Investimentos e Participações, with architectural design by Marcos & Farina Arquitetos and construction by Libercon Engenharia.

Franca 303 | EDGE Certification

The Franca 303 development, created by Idea!Zarvos in partnership with Hedge Investments and Paladin, has received EDGE Certification (Excellence in Design for Greater Efficiencies). The certification recognizes projects that achieve significant efficiency gains in energy, water, and materials.

EQC serves as the project manager, coordinating the stages that support the delivery of a development aligned with high standards of quality, efficiency, and sustainability. In projects pursuing certification targets, technical management is what ensures that the efficiency principles established during the design phase are translated into measurable performance upon completion.

Atlas Copco | Start of Structural Assembly in Itu, São Paulo

At the new Atlas Copco Group facility in Itu, São Paulo, being constructed by Diase Construtora, the lifting of the first column marked the start of structural assembly and a significant milestone in the project schedule. EQC is responsible for project management, construction management, and permitting, integrating planning, execution, and control.

The start of structural assembly marks the transition from planning to on-site execution. At this stage, coordination among teams, suppliers, and inspectors is essential to maintaining productivity, safety, and quality throughout the subsequent phases.


A structural milestone only translates into schedule progress when it is anchored in technical coordination.

Logistics Development in Cajamar, São Paulo | On-Site Monitoring

EQC conducted a technical site visit to the logistics development in Cajamar, São Paulo, monitoring the progress of construction activities under its management. On-site presence enables a direct assessment of actual execution conditions and helps align best practices among the professionals involved.

In-person monitoring is a fundamental part of EQC’s role as Owner’s Engineering: it provides a broader view of construction challenges and enables deviations to be corrected before they affect cost and schedule.

Construction is understood on-site; planning systems merely represent it.
